2025 in Review: What We’re Seeing as 2026 Takes Shape

As we reach the end of January, the energy across Aspen and the Roaring Fork Valley is unmistakable. Winter is in full rhythm, from busy ski days to lively evenings around town. 2025 was a year that felt steady, grounded, and very local. In many ways it mirrored 2024. Aspen recorded 185 total sales across homes, condos, and land, exactly the same number as the year prior, with nearly two billion dollars in total volume. What matters more to us than headline prices is how the market actually behaved. Price per square foot continued to rise in both condos and single family homes, at a more measured pace, which is a healthy signal. Inventory grew slightly, off market transactions became more common, and sellers held modest negotiating power overall.

Snowmass Village continued its quiet transformation. Single family sales were consistent year over year, while the condo numbers were skewed by prior year Base Village closings. What stood out most in 2025 was pricing strength. Snowmass crossed an important threshold, with average pricing over two thousand dollars per square foot and under contract condos pushing well beyond that. Inventory remains tight, especially for single family homes, and long term fundamentals continue to support upward pressure as we move into 2026.

Basalt and the Mid Valley continued to show a steady, healthy market with strong underlying fundamentals. Total residential sales volume reached nearly six hundred million dollars, up modestly from roughly five hundred million dollars in 2024. Average home prices remained steady, hovering just over two million dollars, and homes took about the same amount of time to sell as they did the year before. The most notable movement was price per square foot, which climbed roughly 12 percent year over year. Continued new construction throughout the Mid Valley continues to set the pace and support values across the market.
