We are thrilled to officially welcome Jamie Daniels to our team.
 
We have had the privilege of working alongside Jamie at Aspen Snowmass Sotheby's for years, and we have consistently admired her exceptional work ethic, infectious positive energy, and thoughtful approach to real estate. When the opportunity arose to bring her on board, we didn't hesitate for a moment. She brings a fresh perspective, extensive experience, and a genuine love for the valley that perfectly aligns with our own passion for this remarkable community.
 
Jamie's comprehensive background encompasses every facet of the business – from front desk operations to marketing, rental coordination, and high-level transactions. Originally from Minnesota, she arrived in Aspen for what was intended to be just one winter in 2015 and, like so many of us who have fallen under this valley's spell, never looked back. Her invaluable experience supporting top-producing brokers and successfully closing more than $459 million in transactions, combined with her proven success as a rental specialist, speaks volumes about her expertise and dedication.
 
This represents a significant milestone for our organization and marks the beginning of an exciting new chapter. You'll be hearing much more about the Maley Nehasil Daniels Real Estate Group in the coming weeks. For now, we simply want to express how genuinely pleased we are to have Jamie as part of our growing team.

Q2 Market Highlights: A Midyear Look at Aspen & Snowmass

With half the year in the books, Aspen Snowmass Sotheby's Q2 Market Insightsand The Ernemann Midyear Report paints a clear picture: Aspen Snowmass real estate is showing strength – alongside a few important signals to watch.

Aspen

  • Single-family homes are now averaging over $3,500 per square foot, doubling in five years.

  • There’s a growing inventory of listings over $20 million, yet actual sales are averaging closer to $16 million—suggesting a pricing disconnect.

  • Total inventory is flat, but home listings are up 17%, while condo listings are down 16%.

  • Negotiation margins are tightening, with most sales closing within 6% of list price, although outliers still exist.

  • There’s still strong seller leverage, but buyers are becoming more measured. A shift in balance could be on the horizon.

Snowmass Village

  • 82 of the 160 condos on market are under contract.
  • The condo market is new vs. old. Currently, in Base Village there are 70 new construction condos pending vs. 4 under contract that were built prior to 2020. 
  • Sold price per square foot has jumped from $865 in 2020 to $2,200, with pending deals averaging over $3,200.
  • New construction Snowmass condos are closing the price gap with Aspen, with only a 30% difference, compared to 50% just a few years ago.
  • Over 900 condos have sold in Snowmass since 2020, compared to 800 in Aspen – thanks to newer inventory and Base Village’s continued momentum.
  • Single-family home activity continues to be strong with contracts pending on 5 of the 11 homes listed for sale and average sales price of $1,844 per square foot.

Basalt

  • Average sold price and average sold price per square foot are still rising moderately or maintaining in all types of residences. Condo/townhomes have seen an average sold price per square foot of $1392, elevated by new construction offerings, just like Snowmass. Basalt single family homes are hovering around $1152 per square foot with many variations from subdivision to subdivision.
  • Average sold number of days on market is now over 125 days, noticeably slower from previous years. Overpriced homes tend to sit on the market and cycle through price reductions.
  • We are seeing a climb in the percentage discount from list price to closing rising to 6% on average. More negotiations required than previous years – except for well-priced single-family homes. Well cared for, well priced primary homes can still see multiple offers.
  • The number of vacant land listings and sales are down– partly just the nature and geography of our valley.
     

The big picture? We’re seeing upward momentum across both Aspen and Snowmass, driven by limited inventory, continued demand, and shifting buyer priorities. But in this kind of market, nuance matters. There are real differences between neighborhoods, price points, and property types. So, if you’re curious how this affects your goals, we’re happy to talk through the details.
