Spring has officially arrived. The days are longer. The sun is stronger. And all across the Roaring Fork Valley, you can feel the shift in a real way.
March opened with the kind of ski conditions we all hope for. Doug was out on Aspen Mountain taking full advantage of a true powder day, soft turns, quiet midweek laps, and that feeling of having the mountain almost to yourself. Since then, the warm temps have accelerated the shift in seasons. Buttermilk and Aspen Highlands have wrapped earlier than expected, now Snowmass is scheduled to close early this weekend. Aspen Mountain is still holding on. SkiCo has gone above and beyond to keep terrain open and conditions as skiable as possible, even though it feels like we jumped straight from spring into summer. We still love to celebrate the final stretch of ski season, so here are the targeted closing days…
Buttermilk – Closed
Highlands – Closed
Snowmass – April 5
Aspen Mountain – April 19 (or as long as possible)
It is that balance of winter and spring that defines this time of year. It also brings a natural reset. Do you want more time on the slopes? Or are you ready for spring/summer?
We are seeing continued strength in Aspen, especially in the area between the gondola and Lift 1A. A few recent sales have reinforced what we have long believed. This pocket continues to gain momentum. The Lift One project is moving forward. Short term rental designated properties remain highly sought after. And many of the surrounding complexes have invested in meaningful updates. At the core, it still comes down to fundamentals. Location matters, and this remains one of the most compelling areas in Aspen.
Despite a slower start, the market is gaining momentum. Activity has picked up, and properties are steadily going under contract and closing. Demand remains strong, and well positioned homes are moving.

Zooming out, the Aspen Snowmass Sotheby’s International Realty 2026 Resort Report offers a broader perspective on what is happening across ski town markets. The takeaway is consistent. Demand for lifestyle driven destinations remains strong. Buyers are thoughtful, but still motivated by access, experience, and long term value. Aspen and the Roaring Fork Valley continue to lead in that conversation.
Spring tends to create opportunity. More inventory begins to emerge. Buyers reengage. And there is a renewed sense of movement that mirrors what we are feeling outside.
If you have been thinking about making a move, or simply want to understand how this spring season is shaping up, we are always here as a resource.
