Snowmass Village Neighborhoods
A Buyer's Guide to Every Snowmass Village Neighborhood
Overview
The Snowmass Village neighborhoods, located just 9 miles from Aspen, offer a rare combination of world-class skiing, a genuine year-round community, and one of the most varied real estate markets in the Roaring Fork Valley. Within a single village, you can find slopeside condos steps from the Gondola, private estates set among Aspen groves, family-friendly single-family neighborhoods, and entry-level townhomes ideal for a first mountain home or a rental investment.
What sets each area of Snowmass apart is your choice of amenities and attributes. Ski access, privacy, light, views, price point, and rental potential vary meaningfully from one neighborhood to the next — and understanding those differences is the key to finding the right fit. This guide walks through groupings of Snowmass Village's neighborhoods so you may learn how each area lives, who it tends to suit, and where it sits relative to the mountain and the village center.
Winter centers on the slopes, chairlifts, and the energy of Base Village, while summer opens the door to some of the best hiking, biking, and trail access in the valley! In addition to all the trails, there is golf and an array of events that attract locals and guests alike, from the Wednesday night rodeos, Thursday night Fanny Hill free concerts, and a calendar full of festivals and events such as race series, a hot air balloon festival, to food and wine-focused events. Whether you are searching for a primary residence, a second home, or an investment property, our team is here to help you navigate it with confidence and continuous support, start to finish.
Pricing reflected throughout this guide is approximate and provided as general market context as of August 2026. Values shift with the market, individual lots, and renovations — please contact us for current pricing and available listings in any neighborhood.
The Village Core
Base Village
The heart of the action, Base Village sits at the foot of the Gondola and the main chairlift, making it as ski-in/ski-out as Snowmass gets. This condo-centric area is designed for convenience and energy — dining, après, shops, ski school, and lift access are all just outside the door. It's an ideal fit for buyers who want to be in the middle of everything, for owners looking for strong short-term rental appeal, or those focused on newer products in newer complexes. Many of the Base Village complexes were completed within the last 5 years. We will do another article focused on ski-in condos and really dive into the nuances of each area and complex at a later date. Reach out now if you are ready to make a move and just can't wait!
Village Mall and Carriage Way Condo Complexes
The traditional and original heart of Snowmass, the Village Mall is a walkable hub of condos, shops, restaurants, and rentals. It carries the classic Snowmass mountain character and remains a favorite for those who value a laid-back vibe, a lived-in, pedestrian village feel, and immediate access to slopeside amenities. A dependable choice for both personal use and rental income.
Ski-Home Neighborhoods
The Divide
For buyers who prioritize privacy and space, The Divide delivers single-family homes, removed from the hustle and bustle of the Village and Snowmass Mall. It offers a more secluded, estate-oriented setting while keeping the mountain close at hand. Many of the homes feature direct ski access or access via ski easement. Homes in this neighborhood start around ~$10M and go up from there depending on the lot, the age and condition of the home. There are 42 lots in this neighborhood. They vary from 0.65–2 acres in size, most of which are over 1 acre. This is one of the most coveted neighborhoods in Snowmass.
Wood Run
Wood Run is one of Snowmass Village's signature ski-home neighborhoods, encompassing Wood Road and its side streets and organized into five HOA sections. It sits on the mountain between the Village Express lift and the Elk Camp Gondola. Known for traditional mountain ski homes with excellent proximity to the slopes, it's a longtime favorite for buyers seeking authentic ski access. Views open up the higher you climb, with the top of Wood Road capturing some of the most coveted vantage points in the village. Ski access and views vary by section and lot, making location along the road especially important. Pricing spans a wide range, varying considerably with the individual lot, its views, ski access, and the condition of the home.
Ridge Run
Ridge Run sits on the mountain between the Elk Camp Gondola and the Two Creeks lift, running along Ridge Road and Faraway Road. It's a secluded, wooded neighborhood known for traditional mountain homes on lots that feel private and tucked into the trees. Ski access varies by road, street, and individual lot, so location within the neighborhood matters. Beyond the winter season, Ridge Run offers excellent summer hiking right out the door, adding to its year-round appeal. Pricing, again, spans a wide range, varying considerably with the individual lot, its views, ski access, and the condition of the home, similar to homes in the Wood Run Neighborhood.
Sinclair Meadows
Sinclair Meadows is Snowmass Village's newest single-family subdivision — the final single-family home development allowed in the village. Its lots sold in 2006 and were built out over the following decade, so the homes are relatively young by Snowmass standards, in an upscale mountain-contemporary style. The neighborhood consists of 17 homes along Gambel Oak Way, set on parcels of about a third of an acre to just over an acre. There is no direct ski access from the subdivision, but it sits conveniently close to the Two Creeks base area, about half a mile east, with Base Village roughly a mile to the west. Pricing to expect is roughly ~$4M-$11M.
Two Creeks
Two Creeks is one of Snowmass Village's most desirable ski-home neighborhoods, set above the Two Creeks base area and developed largely in the late 1990s and early 2000s. The subdivision consists of 51 single-family homes, generally ranging from about 5,000 to 8,000 square feet with a few outliers up to roughly 11,000. It's known for forested privacy, generous lots — many an acre or more — and true ski-in/ski-out living, with a number of homes accessing the Two Creeks high-speed quad directly via private trails and runs like Cascade and Creekside. The setting mixes mature pine and aspen with wide valley and mountain views, and the homes tend toward larger custom builds with luxury finishes. Pricing runs roughly $10M to $20M depending on home size and finishes.
Fox Run
Fox Run is a private, wooded ski-home neighborhood just above the Two Creeks base area. Most of the homes date to the late 1980s and early 1990s, with a handful of newer builds and remodels mixed in. The community is made up of 23 homeowner lots and 36 acres of open space, including a 1½-acre pond stocked for owner fishing and enjoyed by residents and their dogs. Homes sit on gracious, often sloped lots framed by aspen and spruce, with sweeping mountain and valley views, and skiing at Two Creeks is only a few minutes away. Rentals are intentionally limited to preserve the neighborhood's quiet, congenial character: short-term rentals are capped at no more than 14 days per year, and long-term rentals at a cumulative maximum of 365 days in any five-year period. Pricing runs roughly $5M to $13M depending on the size and age of the home.
The Pines
The Pines is one of Snowmass Village's most prestigious ski-home neighborhoods, tucked into the lower slopes above Two Creeks and Owl Creek. The subdivision consists of 51 single-family lots, built out from the late 1990s through the mid-to-late 2000s, making these among the newer and larger custom homes in the village. Lots range from roughly 0.60 to 1.30 acres, and the neighborhood is heavily wooded with mature evergreens, giving properties a dense, private "tree-house" aesthetic compared to the more open meadow communities. Ski access is excellent throughout, with a private network of Pines ski trails and supplemental lifts, including poma and funicular access, ensuring homes stay reliably connected to the Two Creeks lift. Beyond winter, residents step directly onto an extensive system of hiking and biking trails, with the Snowmass Club and Base Village both just minutes away. Pricing runs roughly $10M to $22M depending on the size, finishes, and ski access of the home.
Townhomes & Club Living
Owl Creek Townhomes
Owl Creek Townhomes offer a rare turnkey alternative to single-family living on Snowmass's east side, set right at the Two Creeks chairlift. The collection comprises 20 luxury townhomes, each roughly 3,500 to 4,000 square feet, with slopeside residences designed for easy mountain living — think high ceilings, private garages, and outdoor hot tubs. Ski access is a standout, with units connecting directly to the Two Creeks lift and runs, and the Snowmass Village shuttle close at hand for Base Village and the rest of the resort. The layout and lock-and-leave convenience make these a favorite for second-home buyers and strong performers as luxury rentals. Pricing runs roughly $5M to $10M depending on the size, finishes, and condition of the unit.
Country Club, Country Club Villas, Country Club Townhomes
A mix of condos, townhomes, and single-family homes with access to the golf course and the Snowmass Club, these listings appeal to buyers drawn to an amenity-rich, club-oriented lifestyle. It blends recreation, convenience, and a range of property types in one setting. The Snowmass Club underwent a major renovation and is now one of the valley's premier fitness facilities; in addition to golf and wellness, the club offers racquet sports, a pool and multiple hot tubs, and dining options. Pricing varies by property type: single-family homes generally run about $2M to $7M, townhomes roughly $2.5M to $5M, and condos from $1.3M to $6M depending on size, location, and finishes. Many unit owners hold a club membership; otherwise, new members are typically waitlisted, so it's worth verifying current membership options and exploring on a case-by-case basis to determine which membership is the best fit for your family.
Single-Family Neighborhoods Off of the Ski Mountain
Horse Ranch
Known for its south-facing single-family homes, Horse Ranch lives light and open, with a semi-private feel. The sunny exposure and neighborhood layout make it a favorite for buyers who want a true single-family setting with plenty of natural light. Developed with 96 homesites in the mid-to-late 1990s, the neighborhood is characterized by home sites overlooking large common open spaces and horse pastures, with sweeping views of Snowmass Mountain and the surrounding peaks. While not ski-in/ski-out, Horse Ranch is the closest free-market single-family neighborhood to both the Snowmass Club and the Snowmass Recreation Center, with easy shuttle access to the slopes. For hiking and biking enthusiasts, two local favorites — the North Rim hiking and biking trail and the 7-Star single-track bike trail — wrap around the north side of the subdivision and can be accessed directly from within the neighborhood. On rentals, Horse Ranch allows only two short-term rentals per property per year, each a 7-to-30-day period (no fewer than 7 days), while unlimited long-term rentals of more than 30 days are permitted. Expect to see homes here range from roughly $6M to $13M depending on size, lot, and level of renovation.
Wild Oak, Wild Ridge
Wild Oak and Wild Ridge sit high on the mountainside above the Snowmass golf course, offering some of the biggest lots and biggest views in the village. These are among Snowmass's earlier subdivisions — a number of the original homes date to the late 1970s and 1980s — and today the neighborhoods are a mix of those originals and homes that have been extensively remodeled or entirely rebuilt in a mountain-contemporary style. Lots run larger and more varied here than in most of the village, ranging from modest parcels to sprawling multi-acre estates, with elevated, end-of-road settings that deliver privacy and sweeping panoramas across Snowmass Mountain and the valley beyond. The trade-off for that space and those views is a bit more driving to reach the village core and the lifts. Pricing spans a wide range, varying considerably with the individual lot, its views, and the size and condition of the home.
Wildcat
The Wildcat Ranch subdivision — frequently referred to simply as Wildcat — is one of the most exclusive ultra-luxury legacy ranch communities in the country. Located just minutes outside Snowmass Village, it operates as a gated wildlife conservancy strictly limited to 15 private homesteads spread across roughly 6,500 to 7,000+ acres, with the vast majority of that land permanently preserved as protected sanctuary. Individual parcels are enormous, ranging from about 100 to more than 500 acres, and the homes are true generational compounds — typically 8,000 to 13,000+ square feet, with community entitlements allowing up to 15,000 above-grade square feet split across a main estate, guest house, caretaker quarters, and barn. Master-planned in the early-to-mid 1990s, the first estates and log-style lodges were built between 1994 and 1998, with a handful of modern compounds added or redeveloped since. Ownership includes an extraordinary suite of shared ranch amenities: private boating, paddleboarding, and trout fishing on the 50-acre Wildcat Lake, more than 30 miles of private trails for hiking, riding, and cross-country skiing, and a full equestrian center with on-site wranglers and a community rodeo arena. Pricing reflects the scale, with fully built legacy compounds generally running $25M to $60M+ and vacant acreage lots commanding roughly $5M to $15M.
Melton Ranch
Melton Ranch has a welcoming neighborhood feel with single-family homes that typically range from about $4M to $8M, depending on size and the timing of the most recent renovation. It's a strong fit for buyers who want a genuine community atmosphere within the village while being just a few minutes from everything the town has to offer. As one of the earliest subdivisions in Snowmass, Melton Ranch carries a settled, established character that newer developments can't replicate — a place with deep local roots where many homes have stayed in the same families for years. Winding up Sinclair Road and Meadow Road, buyers will find mature trees, comfortable lots, and standout views of Snowmass Mountain and up toward Independence Pass. Many of the original wood-structure homes date to the 1970s, and today the neighborhood is a roughly even mix of those longtime residences and homes that have been extensively remodeled or entirely rebuilt. While not ski-in/ski-out, Melton Ranch sits on the village shuttle route for easy access to the slopes and base areas, and its established, close-knit feel makes it a favorite among both full-time locals and returning families.
Value & Rental-Friendly
Meadow Ranch
One of the more accessible entry points into Snowmass, Meadow Ranch offers entry-level townhomes in close proximity to neighbors and a more local vibe. It's a great option for first-time mountain buyers and those who value community and value in equal measure. This quiet, mountainside residential neighborhood sits off Owl Creek Road and features a mix of two- to four-bedroom townhomes starting around 1,200 square feet. Built into the hillside with its signature "Grey Box" architectural aesthetic, the community is tucked among mature aspens and pines and looks out over the Snowmass Club golf course. Residents enjoy quick access to local trails, the Snowmass Club, and the complimentary Village Shuttle for transport to the ski area and the Two Creeks lift. That combination of a peaceful, established setting and easy access to the mountain and Base Village makes Meadow Ranch a longtime favorite among locals and value-minded second-home buyers alike. Homes here generally run about $2M to $4M depending on size, layout, and level of renovation.
Woodbridge
Woodbridge is a 60-unit condominium complex located at 35 Upper Woodbridge Road in lower Snowmass Village, prized for its highly convenient slope access. It sits directly across the ski bridge from the Assay Hill lift, offering walk-out, ski-in convenience that's rare at this price point. The complex primarily features two-bedroom units, and amenities include a heated summer pool, hot tub, and sauna, with the complimentary village shuttle stopping right out front. That mix of easy mountain access, amenities, and value makes Woodbridge a favorite for first-time buyers and a strong performer for long-term and seasonal rentals. Pricing generally runs about ~$1M to $2.5M depending on size, floor, and level of renovation.
Seasons Four
Seasons Four sits slightly lower on the hillside loop at 35 Lower Woodbridge Road, an established community widely regarded as one of the best values in the local condo market. The complex comprises 96 individually owned units ranging from one-bedroom layouts up to three bedrooms, many with lofts for extra sleeping space, and most featuring full kitchens, fireplaces, and private balconies. While not directly ski-in/ski-out, it offers effortless access to the free Village Shuttle route for transit to the main Base Village lifts. These condos are strong performers as both long-term and seasonal rentals. Pricing generally runs about $800K to $2.2M depending on size, layout, and updates.
Snowmass Mountain Condos
Snowmass Mountain Condominiums, located at 55 Upper Woodbridge Road, sit just past the Woodbridge complex and round out this cluster of value-oriented properties in the lower village. These multi-level units range from two- to three-bedroom layouts and feature views of the canyon and surrounding ski slopes, each with a full kitchen, fireplace, and private balcony. The property is built around a central courtyard with a swimming pool and hot tubs, and sits on the complimentary shuttle route just below the Assay Hill lift, a short stroll from the ski bridge. Comfortable layouts and dependable shuttle access make these a solid choice for seasonal or long-term rentals and for buyers seeking an accessible entry point. Pricing generally runs about $850K to $2M depending on size, floor plan, and condition.
